Where exactly is Linda Vista Playa located?
Linda Vista Playa is a beach-side urbanisation in San Pedro de Alcántara, Costa del Sol — next to Marbella and Puerto Banús. The project sits on a cul-de-sac, 450 metres from the beach in a straight line, 650 metres from the new town centre of San Pedro and 1.3 km from Laude International School. Málaga airport is around 45 minutes by car.
How many villas are in the project and what are the prices?
The project consists of three detached villas. Villa A (5 bedrooms, 235 m², 669 m² plot) is offered at € 3,190,000 including furnishings. Villa B (4 bedrooms, 206 m², 588 m² plot) is offered at € 2,890,000 including furnishings. Villa C (597 m² plot) is also now for sale at € 3,190,000 including furnishings — bedroom count, floor area and photography will follow shortly.
Are the villas sold furnished?
Yes. All three villas — A, B and C — are sold fully furnished, predominantly with bespoke pieces. Beds are 210 cm long. Kitchens feature a Haier American fridge, integrated Siemens equipment and Smeg design appliances. Bathrooms use Villeroy & Boch. In Villa A, the study or guest room is delivered unfurnished. Photography for Villa C is being prepared and will follow shortly.
Who designed the architecture?
The architecture is by Buzón+Cuevas Arquitectos, a Málaga-based studio known for quiet, modern Mediterranean residential design. The brief emphasises practicality, functionality and integrated modern technology — energy self-sufficiency, smart home, individual room climate control.
When will the villas be completed?
Completion is scheduled for June 2026. Final touches and handover dates can be confirmed directly with the developer through me as your real estate and finance consultant for the project.
What is included in the technical specification?
Each villa has 8 kWp photovoltaic panels and a 3 kWh battery, a Daikin heat pump, Zennio smart home, Cortizo aluminium window frames, individual climate control per room, and a private pool with counter-current and solar cover. The houses are designed to consume very little energy with no compromise on design.
Can I view the villas in person?

Can non-Spanish residents buy property in Spain?
Non-residents from both EU and non-EU countries can freely purchase property in Spain. Buyers typically need a Spanish foreigner's identification number (NIE), and while a Spanish bank account is not legally mandatory, it is highly recommended for completing the purchase and managing ongoing property expenses. The purchase is completed by signing a public deed before a Spanish notary. I coordinate the entire process — legal, tax and banking — through my trusted network of partners in Spain.
What are the additional purchase costs in Spain?
For new-build property in Andalusia, expect approximately 10% VAT (IVA), 1.2% stamp duty (AJD), notary and land registry fees of roughly 1%, and legal fees of about 1%. Total acquisition cost typically lands at 12–13% on top of the purchase price. Precise figures depend on the contract and will be confirmed by the legal team.
Is mortgage financing available for international buyers?
Yes. Spanish banks lend up to 60–70% loan-to-value to non-resident foreign buyers, subject to income verification. As a finance consultant, I arrange mortgage financing in Spain and the Czech Republic and structure the transaction across both jurisdictions.
What rental income can the villas generate?
Comparable beach-side villas in San Pedro and Marbella typically rent for € 15,000–30,000 per week in high season (July–August) and € 6,000–12,000 per week in shoulder season. Annual gross yields vary by occupancy and management. Detailed rental projections for each villa are available on request.
Why San Pedro de Alcántara rather than Marbella centre?
San Pedro de Alcántara is the residential beach-side neighbour of Marbella and Puerto Banús — quieter, private, with a renovated town centre, beach promenade and several international schools. Yet every restaurant, beach club, cultural venue and sporting pursuit of the Marbella coast — and the sea itself — is only minutes away. Beach-side plots so close to the sea, in an established urbanisation, come to market rarely. The coastline does not expand, which underwrites long-term value.
